How do I know if I paying too much ?

RealtyTeam provides all our buyers with a Comparative Market Analysis (CMA), this will spell out the sales prices of recent closed transactions in a specific market area. We use this as a basis for all offers.  Also, If you are planning to borrow from a lender by putting a new mortgage on the property, the lender will require an appraisal of the property's value.

Why should I get pre-qualified ?

Getting pre-qualified is the first step when buying a home... A pre-qualification letter from a lender or mortgage company does NOT obligate you to use that particular lender or broker. A pre-qualification allows you to narrow your home search... Saving you time (time is money). A pre-qualification letter also strengthens an offer you may make on a property, giving you added leverage when negotiating.

Can I buy a new construction home with a Realtor?

Yes... Most Builders rely on and encourage agent participation... Cost to You is Nothing!  Any compensation given to a REALTOR is recognized by the builder as a marketing fee and has no impact on the final cost of the home. Remember builders desire, expect and encourage REALTOR participation.

Is my deposit refundable?

Any offer RealtyTeam presents for you, may have SUBJECT TO clauses as well as specific contingencies to protect you and your deposit. If these conditions cannot be satisfied, your deposit will be refunded. After these conditions are satisfied, however and you fail to perform (close) the contract, you could loose your deposit.  It's best to have representation on your behalf.
